We also offer lots for sale, again with that beautiful ocean view, where you can build your own home. We can also build a home for you. Depending on the lot we do have some conditions in terms of design, as we want to guarantee all home owners in Dream View Estate an unencumbered view of the ocean.

Building land for sale

The below map shows the total area of Dream View Estate with the following division:

–          Light green area: lots with title

–          Green area: lots with title for the entire area, not yet formally sub-divided (the subdivision is preliminary, not yet surveyed and registered)

–          Dark green area: communal areas: “Green” area and “Social” area.

Lots for building

About 2.5 hectares of mostly open land have been earmarked as building land. This area has been subdivided in 20 lots, all with title, varying in size from 850 m2 to 1500 m2. Most lots have great ocean views, some a mountain view. Most lots also offer a view over the city and Mount Isabel de Torres. They are marked a lighter green on the map.

This land is for sale for an average price of US$ 70 per m2; the amount varies with the quality of the view, between $ 65 and $ 75. This price will be raised to an average of $ 80 (between $ 75 and $ 85) once the road leading to Dream View Estate is asphalted. The government has this planned for 2023.

Forested areas

In addition to this building land, the lots of the two villas, and the communal areas there are two largely forested areas, of 1.4 and 0.7 ha. These areas are marked with a darker color green on the map. These areas have their title, but have not actually been subdivided – a preliminary sub-division has been indicated on the map but has not actually been made.

In principle this land is also for sale. However, these areas are forested and a condition for purchase is to keep them that way. Selective pruning and clearing of a limited area for a home is possible. There are four options:

Option 1: Purchase of a complete area (one of the two, or both), to keep in its natural state

If one of the two areas is bought in its entirety, to be left in its natural state, the price is US$ 10 per m2. In the sales contract a clause will be added that the land will not be used for building, but will be preserved in its natural state for a period of at least 25 years.

Option 2: Purchase of one half of one of the two areas, to keep in its natural state

If half of one of the two areas is bought to be left in its natural state the price is US$ 20 per m2 plus the cost of the sub-division, which is to be arranged for by the buyer in consultation with the Dream View Estate management. In the sales contract a clause will be added that the land will not be used for building, but will be preserved in its natural state for a period of at least 25 years. Minimum size of the land area to be purchased is 3000 m2. 

Option 3: Purchase of a complete area (one of the two) for building one home, with the remainder to be kept in its natural state

If an entire area is bought with the idea to build a single home, with a minimum of tree removal and pruning, and keep the remainder of the land in its natural state, the sales price is US$ 30 per m2. In the sales contract a clause will be added that the land can be used for building one home, with a minimum of tree removal and pruning, with the remainder of the area being preserved in its natural state for a period of at least 25 years.

Option 4: Purchase of half of one of the two areas, for building one home, with the remainder to be kept in its natural state

If only part of the land is bought with the idea to build a single home, with a minimum of tree removal and pruning, while keeping the remainder of the land in its natural state, the sales price is US$40 per m2 plus the cost of the subdivision, which is to be arranged for by the buyer in consultation with the Dream View Estate management. In the sales contract a clause will be added that the land purchased can be used for building just one home, with the remainder of the area being preserved in its natural state for a period of at least 25 years. Area of the land area to be purchased is approx. 3500 m2 (half the area of 0.7 ha) or approx. 7000 m2 (half the area of 1.4 ha).

NOTE: lots 28 and 29 are reserved by the owners for their future home and are therefore not for sale. Lot 36 has been sold.

Time frame for building

There is no obligation to build a home within a certain time frame: people who want to buy land as an investment are welcome too.
